This Mississauga home went the other way. Every window in the house was measured in one visit and treated as one decision — a whole-home project, top floor to family room, with a single drapery language running through all of it.

Why doing the whole home at once changes the answer

When you treat one room, you choose against that room. When you treat a whole house, you choose against the light.

This house is a modern build on a wooded lot: black window frames, pale oak floors, warm white walls, and glass on nearly every elevation. Stand anywhere on the main floor and you can see into two or three other spaces at once — the dining table sees the breakfast corner, the family room sees the deck, the upstairs landing looks straight down into the living room.

In a house like that, a fabric that stops at a doorway is visible as a seam. So one fabric family carries through: soft sheer drapery in the shared rooms, in a ripplefold header that falls in even vertical waves, and a heavier linen-look drapery in the bedrooms where sheer alone is not enough. Same colour temperature, same fold, same relationship to the ceiling — different jobs.

The other thing a whole-home approach buys you is proportion. Every panel in this house is hung at the ceiling rather than just above the glass, and every one of them runs to the floor. That is a decision you can only make consistently if someone has stood in all of the rooms in the same afternoon.

The consultation: what gets settled before anything is ordered

A free consultation on a project this size is mostly a measuring and mapping visit, and the list is longer than people expect.

We check the ceiling for where a track can actually be fixed, and whether the ceiling is level along the full run — on a twenty-foot wall, a few millimetres of drop shows in the hem. We look at where each panel will stack when it is open, because drapery that stacks over glass makes a beautiful window smaller. We check for power near any window that will be motorized. And we look at the room at the time of day it gets used, since a west-facing family room at 4pm is a different room than the one you see at ten in the morning.

For a whole home, we also do something simpler and more useful: we walk the house in the order you live in it, and write down what each window is actually for. Privacy, glare, sleep, view, or nothing at all except softness. That list is what turns one fabric into eight different answers.

The two-storey living room: the window that had to be motorized

This is the window the whole project is built around. The living room opens up through two floors, and the glazing goes with it — a wall of light that is lovely at nine in the morning and punishing in the afternoon.

Fabric here does two things at once. Closed, the sheer turns direct sun into an even, diffused wash, so the room stays bright without the hard glare across the sofas and the floor. Open, the panels stack tightly at the sides and the wall of glass comes back.

The catch with a window of this height is obvious the first time you try to use it: nobody is reaching a track at that height. That is what motorization is really for in a house like this — not novelty, but the fact that a treatment you cannot reach is a treatment you never move. This run is driven by a Somfy motor on the track, so the entire two-storey wall opens and closes from a remote, and the sheer gets used the way it was designed to be used rather than sitting in one position for a year.

Motorized drapery is also kinder to the fabric. There is no hand pulling on the leading edge twice a day, and the panels travel at the same speed to the same stopping point every time, so the folds stay in the same places.

The dining room: sheer as a light source

The dining room looks out at trees and has nothing behind it that needs screening, so privacy is not the brief here. The sheer is doing purely optical work: it takes a bright rectangle of glass and turns it into a soft, even panel of light behind the table.

The panels are hung at the ceiling, which matters more in a dining room than anywhere else. The eye follows the fabric up, the coved section of ceiling reads taller, and the chandelier gets room to be the object in the space rather than competing with a low curtain line.

The breakfast corner: the smallest window, treated like the big ones

Small spaces are where whole-home consistency earns its keep. This corner could easily have been left bare, or given something shorter and cheaper because it is only a breakfast table.

Instead it gets the same fabric, the same ceiling mount, the same floor-length drop as the dining room three metres away — because you see both at once. The panels sit off the glass on either side of the door so the view of the trees is never narrowed, and the door still opens without anyone having to sweep fabric aside.

The family room: fabric that has to live with a patio door

A family room with a door in it has a practical problem that a formal room does not: the treatment gets touched, every day, usually by someone carrying something.

Here the run is broken into separate panels — one set flanking the slider, one on the window beside it — so the door is used without dragging the whole wall of fabric across. The panels stack clear of the door frame, and because they are ceiling-mounted the bottom hem clears the floor rather than dragging on it.

The corner by the window is the reason the sheer is worth it in this room. Late afternoon sun comes straight in at that chair. With the sheer drawn, the light lands soft instead of blinding, and the trees are still there behind it.

The bedrooms: where sheer stops being enough

Upstairs the brief changes completely. A bedroom needs to be usable at 7am in June, and sheer fabric cannot do that.

So the bedrooms move to a heavier linen-look drapery in the same warm off-white, hung the same way — ceiling height, floor length, the same soft ripplefold waves. The rooms feel related to the rest of the house, but they behave differently.

Two mounting details do most of the work in these rooms. The panels are set wide, well past the frame, so when they are open the glass is fully clear and the narrow windows read wider than they are. And the rod sits close to the ceiling, above the window rather than on it, which closes the gap where morning light otherwise runs down the wall.

The wide bedroom window is a good example of stack width being decided at the measure. Both panels park entirely on the wall, so the window is never covered by its own drapery — which is exactly what you want in a room that doubles as morning workout space.

The guest room: one full wall of sheer

The guest room takes the sheer rather than the linen, drawn right across the wall. It gives the room the softest light in the house, and it is a useful reminder that a whole-home plan is not the same as a uniform one. Same fabric family, chosen room by room.

What it looks like from the street

This is the view most people never think about when they choose window treatments, and it is the one every visitor sees first.

From the front garden, the sheer reads as one clean, even vertical texture behind the glass. That is a direct result of the whole-home approach: same fabric, same fold spacing, same height on every window on that elevation. Mismatched treatments show from outside far more than they show from inside — different colours, different heights, one blind halfway down. Fabric is the fun part, and it is the last decision. Across the Mississauga homes we measure, four questions decide almost every room:

The Wide Window at the Front

The front rooms carry the most competing demands. You want the light, you want the room to look finished from the curb, and you would rather the neighbour walking a dog did not see straight through to your sofa. A wide opening is where ready-made panels give themselves away fastest. Standard widths are made to a shelf size, not to your wall, so you end up with panels that stop short of the frame, or with so much bunched fabric at the sides that the window looks smaller than it is. Made to measure changes the arithmetic. The panel is cut to the actual span, and the stack — the fabric sitting at each end when the curtains are open — lands where you want it. A bay is three or five windows meeting at angles, so decide early whether the curtain follows the bay around on a bent track or hangs straight across the front. Both look right, in different rooms — and that is far easier to judge standing in the room than from a drawing.

The High Window You Cannot Reach

Almost every detached home we visit in Mississauga has at least one of these — a great room with glass rising two storeys, a transom above the front door, a stairwell window ten feet up that lights the whole landing. Two things matter here. The first is proportion: a short curtain on a tall window leaves the wall above it unfinished. Hanging the track close to the ceiling and dropping the fabric to the floor gives the room the vertical line it wants, and makes the window read taller than it measures. A curtain that needs a ladder sits in one position for years — which is the real case for motorization up there. On a remote or a schedule, the high glass gets used like the windows you can reach, and closing it through peak afternoon sun keeps the upstairs cooler and slows fading on the floors. The Sliding Patio Door at the Back

The back wall is the window people live with most and think about least, until the first hot week. A patio door has one requirement nothing else does: it has to keep working as a door. The fabric needs somewhere to go that is not in front of the handle, which is why patio doors are usually a one-way draw — the whole curtain stacks to one side, clear of the opening, rather than splitting in the middle. South and west-facing doors add heat and glare. A sheer layer takes the edge off afternoon sun while keeping the yard in view; a heavier curtain over it closes the room down in the evening. Bedrooms, and Why “Blackout” Often Isn’t

This is the question we hear most, usually from someone already disappointed once. They bought panels labelled blackout, and the room still glows at six in the morning. It is rarely the fabric. Blackout cloth does block light. What lets the room down is the light going around it — the gap at the sides, the daylight over the rod, the strip along the floor. A panel cut to exactly the window’s width will always leak at the edges. Getting a bedroom properly dark is mostly a measuring problem: enough width past the frame on both sides, enough drop below the sill, and a track or return that closes off the top. Condos Near Square One

Here the constraint is usually the building rather than the glass. Floor-to-ceiling windows leave little or no top casing to mount into, so most condo curtains end up on a ceiling-mounted track — which also looks clean against a low ceiling. Two Questions That Come Up on Nearly Every Visit

“Ripple fold or pinch pleat?” Pinch pleat is the traditional look — structured folds gathered at the top. Ripple fold is the modern one: a continuous, even wave that runs on a track and stacks tightly, which usually makes it the easier answer on wide and tall windows. Reading the House First

Before any fabric comes out, it helps to say plainly what kind of house you are in. This one tells you quickly. The ceilings in the bedrooms and the study are stippled — a sprayed texture you rarely see in a new build. The dining room has a coved ceiling with pot lights and a classical column at the opening. Upstairs there are cathedral ceilings with arched transom windows under the peak. Downstairs there are two bow windows, five panes each, curving out into the room. The ensuite has a corner tub with jets, a travertine-look tile surround and a bullnose chair rail. The kitchen millwork is cream. That is a traditional GTA family home, and a well-built one. Nothing about it is trying to be minimal. The newer layer pulls the other way: soft greige and warm white on the walls, matte black hardware, simpler furniture. So the house sits in the middle — traditional architecture, contemporary styling. Why the Fabrics Are Brown, Not White

Here is the colour problem in one sentence: everything original in this house is warm, and everything new is cool. The hardwood carries a red-brown tone. The travertine tile is beige. The kitchen cabinetry is cream. Against those, the newer paint reads cool and grey. A pure white drape would have taken a side. It would have joined the new paint and left the floor stranded — and in a room with that much exposed hardwood, the floor always wins the argument. A cool grey drape would have done the same thing more quietly. The brown-neutral family does not take a side. Mushroom, taupe and soft coffee tones hold enough warmth to sit comfortably beside a cherry-toned floor, and enough grey to sit beside the walls. Stand in the primary bedroom and there is no visible seam between the old finishes and the new ones — the eye reads one warm room, not a renovation in progress. There is a second reason, and it matters more than colour theory. This house has lovely window shapes — the arches, the bow curves, the peaked ceiling. A quiet fabric lets the architecture be the feature; a brighter one would compete with it. So the drapery stays in that one brown-neutral family, the sheers stay a soft cream-white, and every rod and track is matte black. Consistent enough to feel deliberate room to room, with the exact shade chosen against each room’s own floor and walls.

Room by Room: What Each Window Actually Needed

Colour decides how a room feels. Function decides what goes on the window. These are the eight decisions in this house.

The Ensuite: Privacy Without Losing the Trees

The tub sits directly under the window, and the window looks straight into mature trees. That view is the best thing in the room — and a bathroom still needs daytime privacy. Open, the panels stack onto the wall at either side instead of over the glass, so the window is never narrowed by its own drapery. That stacking space is decided at measuring, not at ordering.

study has the opposite brief to a bedroom. Nobody wants it dark; they want the glare off a screen without turning the lights on at two in the afternoon. Light filtering zebra blinds do that well. Nobody needs privacy at dinner here, so the sheer is doing purely optical work. The taupe panels at each end are decorative. They do not traverse — they frame the window, give the fabric run a beginning and an end, and repeat the brown-neutral tone from upstairs so the house holds together.

The Living Room: Two Narrow Windows and One Bay

Two narrow windows on a wide wall are an awkward pair — left alone, they read as two small holes. The sheers here are mounted high and extended well past each frame, so the fabric covers wall as well as glass. Each window reads wider and taller than it is, and the pair sits in balance.

• Match the fabric to the finishes you are keeping. Floors, tile and millwork set the temperature of a room long before paint does.

Why This Matters More in Toronto Than People Expect

A midsummer sunrise here lands well before six in the morning, and an east-facing bedroom gets the full force of it. If there are young kids in the house, that is the difference between a 7 a.m. start and a 5:30 one, every day from May through August. Winter is a quieter version of the same problem. The mornings are dark, but the nights are bright — snow throws streetlight back up at the windows, and a bedroom facing a road collects headlights across the ceiling. Shift workers and light sleepers notice it far more than anyone else in the house does. So the honest goal is rarely “total darkness.” It is: dark enough that the room does not tell you what time it is.

What “Blackout” Actually Means

The word gets used for three different things, and they are not equivalent. Blackout fabric is woven or coated so that light does not pass through it. Hold it up to a window and you see a solid shape, no glow. Blackout lining is a separate opaque layer sewn behind a face fabric you actually like. It gets a section of its own below, because it is the part most people have never been offered. Room darkening is a lighter version of both. It cuts a lot of light and softens what is left, without going fully opaque. For a bedroom where you want to sense morning without being woken by it — or a guest room, or a nursery where a little ambient light is welcome — room darkening is often the more liveable choice. It is a real category, not a watered-down one. What none of the three can do on its own is close the space around the curtain. Which brings us to the part that actually decides whether the room goes dark.

Where the Light Really Gets In

Four places, in roughly the order they cause trouble.

• Over the top. A curtain hanging from rings on a rod leaves a gap between the fabric and the wall. Daylight comes over the rod and washes down the wall behind the panels. In our experience it is the leak that catches people out most often, because it is the one you cannot see from the bed.
• Down the sides. Where the curtain ends, the wall begins — and if the panel stops flat, level with the window, there is a bright vertical line at each edge. The fix is a return: the fabric carries past the window and bends back to meet the wall, closing the edge.
• Up the middle. Two panels meeting in the centre will settle into a seam unless they are made to overlap. A pair that just touches will separate overnight.
